Buying listed buildings or property in a conservation area
Buying a listed building or a property in a conservation area is more complex insofar as you would need to check there has been no work done at the property since it was originally listed that would be detrimental to its original appearance. For example if the property had cast iron gutters and downspouts and in need of replacement you would need to source like for like replacements.
The maintenance of a listed building can become extremely expensive and it is essential that you see a copy of the original listing so that you can see a list of any particular features that were deemed worthy of preserving. Only then can you adequately assess the possible cost of repair or replacement of these items in the future.
In a conservation area, the property may not be a listed building but would still have further planning restrictions imposed on it. You would need to liaise carefully with the Local Authority if you wanted to make any alterations to your property to see if Conservation Area consent would be required.
